Selling in a slow market

Selling in a slow market is more challenging that a hot market so you need to make sure to take this into account and plan accordingling. First you'll need to analyze why you're selling to come up with a list of goals and strategies to get there. Reasons for selling vary tremendously among sellers. For example a couple with a baby on the way and needing a bigger house is going to be more anxious to sell than an owner looking to move closer to downtown. Once you determine where you are at, you can set goals for price, timing and a game plan to get there.

To set your goals for price you'll need to take a good look at not only the houses that have sold, but also the ones on the market. Which ones are selling? What makes them more appealing than the others that haven't sold? Use this info to set a realistic asking price. One that will drive buyers to your house, but also get a price that you are satisfied with. When pricing remember that the sales price this year may be less than last year, but that the ultimate goal is to sell the house, not to list it at last years prices.

Lastly, do everything within reason to set your house apart. This can be anything from new paint, to staged furniture, to offering buyers incentives. You want to make your house unique and for buyers to see value in the total package.

Even though the market is slower, there are still lots of buyers out there and there are sellers selling homes for fair prices. With the right information and a good plan you can sell your house too.
